ValuationsLeys Longden and Co carries out a range of residential "RICS Red Book" valuation work. These are carried out by RICS Registered Valuation Surveyors, either FRICS or MRICS.
We are able, if required to carry out such valuation on the basis of an "Expert" or an "Agreed Expert" if so required. Our surveyors are accredited in Expert Witness Evidence.
Shared Ownership Valuations are usually where a property is part owned by a householder and part by a Housing Association, and the householder is intending to buy out, or part buy out the Housing Association.
Probate Valuations are required where the value of a property needs to be determined on behalf of a deceased person, to assess the market value for the purposes of taxation.
Matrimonial Valuations are required where two persons who have previously been living together and sharing a property, decide to live apart from each other. The property needs to be valued so an agreement can be reached on gross value of the equity which is to be divided between the parties.
Claims for Professional Negligence. Occasionally it becomes apparent that a property has been over valued, usually after some time has elapsed.
We are able to complete a historical valuation, to assist the disputing parties; either to give general advice or as an Expert to assist with a Court Case.
Ransom Strip Valuations. These valuations are where a small piece of land is required to assist access to a larger site to allow for development.
There are often differences of opinion between the developer and the owner of the piece of land, and we are able to provide a valuation of the ransom strip.
s36 Charity Valuations. Where residential property is being transferred and one party is a charity, we are able to complete a s36 Charity Valuation.
Lending / Mortgage Valuations. As part of the purchase of a residential property the lender will require a mortgage valuation to be carried out. We are an approved panel valuer and instructions are usually received direct from the lender or the panel. This report is typically 2 pages long; however a purchaser should not rely on it in the same was as they can with a survey.
