Probate Valuations are required where the value of a property needs to be determined on behalf of a deceased person, to assess the market value for the purposes of taxation.
Matrimonial Valuations are required where two persons who have previously been living together and sharing a property, decide to live apart from each other. The property needs to be evalued so an agreement can be reached on gross value of the equity which is to be divided between the parties.
Claims for Professional Negligence. Occasionally it becomes apparent that a property has been over valued, usually after some time has elapsed.
We are able to complete a historical valuation, to assist the disputing parties; either to give general advice or as an Expert to assist with a Court Case.
Ransom Strip Valuations. These valuations are where a small piece of land is required to assist access to a larger site to allow for development.
There are often differences of opinion between the developer and the owner of the piece of land, and we are able to provide a valuation of the ransom strip.
